The short answer is yes – but only when the dwelling passes the IRS “for-profit activity” test. Three factors decide:
- Use days: personal use must either stay below the greater of 14 days or 10 % of total rental days per IRS Topic 415.
- Rent charged: you must offer the unit at fair rental value to unrelated parties.
- Documentation: a log of guests, rates, receipts and mileage.
If all three conditions hold, operating costs slide straight onto Schedule E, effectively turning gardening gloves, Wi-Fi routers and even ice-melt into deductible line items. When the calendar flips past 14 rental days, the tiny house is no longer a personal toy – it is a business property.

Depreciation Deductions for Rental Tiny Homes
When your tiny home is bolted to a permanent foundation, the IRS clocks it as residential real property. That logic hurls the owner into a 27.5-year straight-line depreciation schedule under MACRS. Translation: a $60,000 turnkey unit on a pier foundation can legally throw off $2,182 of depreciation every calendar year ($60,000 ÷ 27.5).
Transportable or semi-permanent tiny houses on wheels present murkier terrain. If the build is ANSI A119.5-compliant and registered as an RV or business equipment, Section 168(k) bonus depreciation may grant 80 % in 2025 (tapering 20 % each year through 2027). Accelerated strategies do not apply to primary residences.

Whatever path you choose, cost segregation – the practice of breaking out electrical, plumbing, roofs and appliances – can accelerate deductions even further. A tiny house cost-segregation study runs $750–$1,500 but often yields 30-50 % more depreciation in the first five years compared with straight-line.
RUNNING COSTS
Deductible Operating Expenses
The IRS allows “ordinary and necessary” expenses related to rental activity under IRC 162 and 212, effectively giving owners a Swiss-army-knife list of write-offs. Count:
- Site lease (RV park, glamping lot or ADU backyard rent)
- Insurance premiums – owner’s and umbrella
- Property tax on the build (if on foundations) OR registration fees if the unit is titled as an RV
- Utilities proportionate to guest use (easy with sub-metering)
- Marketing and channel fees (Airbnb host service fees, VRBO commissions)
- Cleaning and turnovers – back-to-back Airbnb flip costs are fully deductible per CPA Journal.
- Repairs – patching leaks, replacing a cracked skylight or cracked vinyl plank counts as routine maintenance, not capitalised
Apply the pro-rata method when the tiny home also satisfies a personal weekend crash-pad role. If the unit is rented 250 nights and personally used 15 nights, 94 % of utilities hit Schedule E, 6 % is personal and therefore non-deductible.
FINANCING COSTS
Mortgage Interest Deduction: When It Applies
Foundations matter once again. If a tiny house sits on a poured foundation and the loan is secured by the building lot, interest becomes Schedule E deductible against rental income. The same $150,000 parcel-purchase-plus-build loan triggers about $6,200 of deductible interest in year one at 7 %.
For wheels-borne tiny homes financed by unsecured personal loans or RV loans, interest does **not** flow onto Schedule A as home-mortgage interest. Instead it belongs squarely on Schedule C or E as business interest expense – same tax result, but the paperwork path is separate. Always request year-end Form 1098 from the lender regardless of classification.
INCOME & OFFSETS
Airbnb Income: What You Must Declare and What You Can Offset
Starting 2023, Airbnb and VRBO are required to issue Form 1099-K when gross payments exceed $600 for the year. Every dollar references a single reservation – but so do the allowable maximising Airbnb income offsets:
- 100 % of the service fee Airbnb withholds is deductible as a host fee.
- Expenses tied to marketing – professional photography, digital ads, or that $19 “feature listing” bump – are valid deductions.
- Local lodging taxes you pay out of your own pocket count as sales tax on Schedule E (line 16).
Watch the **personal-day ratio**. A remote-work owner who sleeps 45 nights in the unit cannot deduct more than 55 % of annual expenses if the unit was rented the remaining 55 days. Airbnb hosts with two or more tiny homes can group them on the same Schedule C if the business is clearly rental-focused.

A studio on wheels sitting in your driveway can qualify as a home-office only if it is exclusively used for business and is the principal location where you conduct income-generating activities. The IRS allows either:
- Simplified method: $5 per square foot up to 300 sq ft (max $1,500/year).
- Actual method: pro-rata share of mortgage interest, insurance, utilities and depreciation – more paperwork but larger impact for 24×7 online freelancers.
If you rent the tiny home on Airbnb for any number of nights, the exclusive badge evaporates and the home-office deduction vanishes for that tax year.
