Luxury Vinyl Plank (LVP) — The Most Popular Choice

Luxury vinyl plank scores highest across all categories because it is a floating floor that tolerates trailer flex. Most kits ship with 6 mm planks in 48″x4″ planks that click together in one afternoon with a mallet and a pull bar.

Weight averages 1.1 lb per square foot, roughly one-sixth of tile, yielding a 500-lb saving on a 250 sq ft main level. R-Value clocks 0.25, adequate for a 12 mm subfloor and radiant heat mats underneath.

Downside: budget planks under $2.50 per sq ft may show “photographing” of the subfloor flaws—tiny ridges of the tongue-and-groove paneling. Spring for mock-wood visuals in 20 mil wear layer for longevity.

Engineered Hardwood in Tiny Homes

Engineered hardwood offers upscale visuals and a resale bump, but trades weight and moisture risk. A 3/8″ engineered plank runs 2.6 lb per sq foot—again nearly double vinyl—and relies on tongue-and-groove nails that loosen under trailer vibration unless glued and face-screwed to the subfloor.

Tile: Weight and Installation Challenges

Ceramic and porcelain tile weigh 5–7 lb per sq ft once you add 1/2″ backer board and thinset. The National Association of RV builders reports tile as the most common axle overload error among DIY tiny home builders.

Cracking risk from vibration makes tile inappropriate except for foundation homes. Tiny Life Consulting’s field notes record 11 grout line failures after 14,000 miles over two years when a builder insisted on 12×24 porcelain in his kitchen.

The only place tile makes sense is a separate shower pan, integral to the trailer foundation bolts. Expect 5 gallons of extra sealant if you go that route.

Laminate: Affordable but Risky in High-Moisture Spaces

Laminate’s price point—$0.89 to $1.99 per sq ft—puts it within reach of almost any kit build, but the HDF core swells irreversibly with moisture. CarpetLand tests show laminated boards expanding 0.4 inches after 48-hour water exposure.

Tiny homes with bath-inserts separated by a single threshold should skip laminate. If climate is predictable and sink depths minimal, laminate remains functional. DIY floating installs require no glue and can be swapped in sections under $20 each, a strong benefit for rental builds.

Polished Concrete for Foundation Tiny Homes

Polished concrete is irrelevant for THOWs but shines on permanent slabs. Weight is no concern—thin-set topping over a 4 in. slab adds negligible load. The Tiny Life cost workbook estimates polished concrete at $3–$7 per sq ft but advises rounded corners to prevent toe stubbing in 8-ft-wide footprints.
