Everything You Need.
Nothing You Have to Source.
Most kit companies sell you a partial kit and leave you to source insulation, hardware, roofing and finishes separately. MagicNest ships everything in one delivery.
Four People.
One Day.
The MagicNest is designed so that four people with basic tools can complete the full assembly in a single day. The numbered panels and 3D videos eliminate all the guesswork.
Hour 1–2
Site Ready & Kit Arrives
Level ground, concrete slab, pier footings or a prepared deck — all work. Prepare your foundation before delivery day. With 4 people on site, you can start assembly the moment the kit arrives.
Morning–2
Floor & Frame in 2 Hours
Unbox and sort the numbered panels. The floor system goes down first — pre-drilled bolt connections mean no measuring. Four people with basic tools following the 3D video guide.
Hour 3–6
Walls & Roof Standing by Noon
Wall panels click and bolt in numbered sequence. Two people hold, two people fix. Roof panels follow. All insulation is pre-integrated — nothing extra inside the panels.
Hour 6–8
Finished by End of Day
Fit windows and door frame. Run your power cable to the mains — hire a licensed electrician for the connection. Add desk, shelves and lighting. Done by end of day.
All-Inclusive Kit vs
Partial US Kits
Most US tiny house kits are partial — you still need to source insulation, hardware and finishes. MagicNest is the only factory-direct kit with everything inside.

Six Uses for
Your New Backyard Studio
120 sqft is the perfect size for a focused workspace, creative studio, guest room or rental unit. Simple to permit, fast to build, immediately useful.
The most popular use for MagicNest. A dedicated workspace 20 feet from your back door — better soundproofing, better focus, and a genuine separation from home distractions. Costs a fraction of a built-in home extension.
Give guests their own private space. Configure the interior for a comfortable sleeping area and living space. Privacy for both you and your guests — better than a spare room in every way.
Place MagicNest on your property as a legal ADU under California AB 68, New York’s “City of Yes” initiative and similar laws. At $12,000 factory-direct, it’s the most affordable certified ADU kit available. See our ADU guide →
Dedicated creative space with proper power, lighting and insulation. Artists, potters, woodworkers and photographers use MagicNest as a purpose-built studio that can be positioned wherever the light is best.
A furnished 120 sqft backyard studio on Airbnb generates $800–$1,800/month in most US markets. At $12,000 all-in, the return on investment can be achieved in under 18 months — then it’s pure income.
A private space away from the main house for reading, meditation, yoga or simply decompressing. Insulated and climate-controlled — genuinely comfortable year-round, not just a garden shed.

MagicNest Questions
Common questions from first-time kit buyers across the USA, Australia and Canada.
Does MagicNest really include ALL materials — nothing extra to buy?
Yes — every structural component, insulation layer, roofing material, window frame, door frame, hardware and fixing is included in the kit. You will need to hire a licensed electrician for wiring and a plumber if you’re adding plumbing. You also need to prepare your foundation (concrete slab, pier footings or a level deck) before the kit arrives. But every component of the structure itself ships in the kit — nothing needs to be sourced separately.
Do I need any construction experience to assemble MagicNest?
No prior construction experience is required. The numbered panels and 3D assembly videos are designed so that two handy people — not professional builders — can complete the structure in 1 day. Basic tools like a drill, level, rubber mallet and wrench set are sufficient. If you’re adding plumbing or electrical, you’ll need licensed tradespeople for those parts, but the structural assembly itself is genuinely DIY-friendly.
What foundation does MagicNest need?
MagicNest works on a concrete slab, concrete pier footings, adjustable steel screw piers or a level compacted gravel pad. A concrete slab is recommended for permanent installations and ADU applications. For temporary or relocatable installations, adjustable pier footings work well. We recommend preparing your foundation before the kit arrives so you’re ready to start assembly on delivery day.
Can MagicNest be used as a legal ADU in California or other US states?
Yes. MagicNest can be placed and permitted as an ADU in many US states under California AB 68, New York’s “City of Yes” initiative and similar laws in other states. We provide engineering stamps and PSF structural load reports required for most permit applications. At $12,000 factory-direct, it’s one of the most affordable certified ADU solutions available. See our complete state-by-state ADU guide for details.
How much does MagicNest cost fully landed in the USA?
The base MagicNest starts at $12,000 USD factory-direct. Ocean freight to a US port typically adds $1,800–$3,500 depending on destination port and timing. Total landed cost in the US is typically $12,000 to your door — making it one of the most cost-effective all-inclusive tiny house kits available anywhere. Contact us for a quote.
Can I add a kitchenette or sink to MagicNest?
Yes — a compact kitchenette or utility sink can be added. Tell us at order and we’ll configure the panel layout accordingly. MagicNest does not include a full bathroom in its standard spec — it is designed as a backyard office, studio or guest space rather than a full dwelling. For a self-contained home with bathroom, see our MagicPod.
How long does production and shipping take?
Production takes 90–120 days at our factory in Yantai, China. Ocean freight to the US West Coast takes approximately 18–25 days. Plan for 5–6 months total from order to delivery at your site. We can begin your foundation prep immediately after ordering to keep your total timeline as short as possible.
MagicNest — The Best All-Inclusive Backyard Office Kit for Sale in 2026
MagicNest is MagicBox’s 120 sqft panelised tiny house kit — the only factory-direct kit that includes every material, every panel, every fixing and 3D assembly video guides in a single delivery. At $12,000 factory-direct, it’s significantly more affordable than comparable US kit options — and genuinely more complete. No sourcing. No missing materials. No surprises.
What Makes a “True” Panelised Tiny House Kit?
Most products marketed as tiny house kits are partial kits — they include structural framing but leave insulation, roofing materials, hardware and finishes to the buyer. This turns a “kit build” into a full construction management project. MagicNest is a genuine all-inclusive panelised kit: laser-cut 6063 aluminium frames pre-integrated into each numbered panel, all insulation included, roofing complete, windows and door frames included, every bolt and bracket in the box. If you’ve been searching for a tiny house kit with all materials included, MagicNest is the factory-direct solution.
Backyard Office Kit — Better Than a Shed, More Affordable Than a Studio Pod
The backyard office market has exploded in 2025–2026, but most purpose-built office pods cost $25,000–$50,000 for a basic shell. MagicNest delivers 120 sqft of properly insulated, aluminium-framed backyard studio space from $12,000 — all materials included, 3D assembly guides, and the ability to add a bathroom for a genuinely self-contained workspace. For buyers searching for a backyard office kit that ships complete, MagicNest offers unmatched value.
Tiny House ADU Kit — California, New York and Beyond
The ADU market in California, New York, Washington and other progressive states has created huge demand for affordable, code-compliant backyard dwelling units. MagicNest qualifies for ADU placement under California AB 68 and similar laws. We provide engineering stamps and PSF load reports for permit applications. At $12,000 to $23,000 fully landed in the US, it represents one of the most cost-effective ADU solutions available — a fraction of site-built ADU costs.
DIY Tiny House Kit — Shipping to USA, Australia & Canada
MagicNest ships factory-direct from our ISO-certified facility in Yantai, China to the USA, Australia and Canada. US buyers receive their kit at their nearest port with full customs and documentation support. Australian buyers can access NCC documentation; Canadian buyers can access CSA documentation. Total landed cost in the US is typically $20,000–$23,000. For a full quote to your specific location, contact our team — we respond within 24 hours.
